What happens before, during and after a visit that separates a 20% team from a 40% one.
The site visit is the most expensive part of a property sale in time and effort, and most of what determines its outcome happens outside the visit itself.
Before: qualify and prepare
Confirm budget, configuration and timeline before scheduling. Send directions, what to expect and how long it will take. A visitor who arrives knowing the price range and having seen the layout is there to make a decision rather than to gather information.
During: answer the specific objection
High-performing teams ask what would stop this from working for you early in the visit and then address that directly, rather than delivering the same tour to everyone. Showing the unit that matches the stated requirement beats showing the best unit.
After: the same-day follow-up
A message the same evening with the details discussed, the specific unit number, the payment plan and the next step converts far better than a call three days later. The comparison against other projects happens that night.
Track conversion by agent and by project, and have the team with the higher rate describe their process. The difference is almost always in preparation and follow-up, not in persuasion.
